THE NO-NONSENSE GUIDE · FIRE LOG BOOK
Specialist systems and construction
Practical companion guidance for specialist systems and construction.
Written companion guide · Reviewed 14 October 2026
What and why
Walls, floors, doors and fire-stopping systems can restrict fire and smoke spread. New cables, pipework and maintenance can disturb that protection. A filled opening or a ceiling tile in place does not establish the fire performance of the construction.
Only inspect safe accessible areas
Look for visible changes, openings, damaged seals and contractor work affecting known fire-resisting elements. Use existing drawings and the fire strategy where available. Do not remove panels, enter unsafe voids, disturb suspected asbestos or undertake an intrusive survey.
Record a concern accurately
State the location, visible condition, recent work and photograph reference. Use suspected defect where the construction has not been verified. Arrange competent assessment and evidence of suitable reinstatement; appearance alone may be insufficient.
Specialist systems need their own programme
Identify smoke control, sprinklers, dampers, refuge communications, lifts and other installed measures. Record who maintains them, where the specialist records are kept and how faults reach the person controlling occupation. Do not operate valves or controls without authorisation.
Control work and reinstatement
Before work, agree any protection affected and authorised arrangements. Afterwards, confirm systems are restored and collect the appropriate evidence. Keep unresolved work and temporary measures under review.
Use with your premises procedure
This guide supports the printed record. It does not replace the fire risk assessment, system instructions, required specialist records or competent assessment. Work within your training and authority.
